With long track of our partnering with Real Estate Agents in King County, we have the high privilege of providing Real Estate Photography & Videography Services. We offer custom packages for Real Estate Services, starting from basic standard property listing photos of interior and exterior of the property, to High-End Real Estate Photography.

We follow trend with AirBnb and similar services. To ensure high satisfaction, we listen and work with our customers to ensure we meet the requirements and cover all the grounds. We also offer various additional services (see Additional Info below).

Package C. Premium Custom High-End Real Estate Photo & Video Session (Call us for special pricing)

• Professional HDR Interior and Exterior Photos (Up to 10 photos for each room/area, including Golden Hour/Blue Hour Exterior Long Exposure Photos).
• High-resolution digital images with special post-processing (photo touch up, virtual sky, clean up, etc).
• Option for 4K UHD High-Res Video with Bird’s Eye View of Drone Flight or Property Walkthrough/Intro (Up to tree-line or under FAA’s maximum height and local regulation). See special notes about this offer.
• Option for 3D surround imaging for VR.

À la carte

• Virtual Staging: cost may vary on complexity and quantity (starting from $300/room).  
• USB SSD (Solid State Drive): to store all of your photo & video files is available. Only included for Special Custom package orders and above. Call us for pricing for other packages.
• 4K UHD High-Res Video: Drone Flight or Property Walkthrough (starting from $800). For Drone Flight: We only can fly our drone under tree line or under the permitted maximum height by FAA and local regulations. When such drone flight is not permitted, we only can offer video for property walkthrough of exterior and interior areas. We will use DJI drones and video camera harness such as DJI Ronin or similar gimbal-based stabilizer, Edelkrone sliders/jibs/dollies/etc.
• 3D surround imaging for VR: We will use Insta360 X4/Matterport/Ricoh Theta devices. Final delivery will be uploaded onto the solution provider of your choice (i.e.: Matterport, Asteroom, CloudPano, etc). Notes: to minimize the cost, we don’t include the hosting of your VR video on such platform. We only can give you the video file. The fee is strictly only for capturing the 3D VR video of your property. Contact us for pricing.

Additional Info:

• Consultation: Preliminary consultations and planning are included.
• Property Coverage: Custom package is available per inquiry. The costs above (except Package C) are for property under 3000 sqft. For property up to 6000 sqft, we will apply an additional cost of 2X (twice) of the original fee (i.e.: Package A will be 2 x $250 = $500). For property above 6000 sqft, please contact us for consultation.
• Duration: For Packages with Video Session, Photo and Video Sessions can be done in separate days as long duration shooting sessions can be arduous and tiring for the client or due to client’s business/personal time constraints. All sessions are subject to availability. 
• Travel Fees: On-Location Real Estate shots must be done within the Greater Seattle – King County area. For outside the area, please contact us for rates/travel fees.
• Delivery: Digital photos and videos will be delivered after the review and post-processing are done. Online access will be delivered from our website via Zenfolio (a third-party web provider) or from other available online web providers.
• Photographer/Videographer: Price includes service by one master photographer/videographer (assistant may be included per availability). Additional photographer & videographer fees and availability may vary, so please call far in advance to ensure booking confirmation.
• Payments: A 50% non-refundable down payment is required. Full payment is required at least 2 (two) weeks/14 days before service is tendered/performed. If the shoot date is less than 14 days from the contract signing date, the total payment is due on the day of shooting. We only accept payments in Cash/Wire-transfer/Zelle/Venmo currently. To protect us from scammers (such as money mule/fake events/overpaid schemes, etc) which is a rising trend lately, we will not accept any form of checks/money order/cashier checks, intermediate 3rd party vendors, gift cards, etc.
  A note for e-payment: only confirmed payments with minimum settlement time of 3 work days, excluding weekends and holidays, is required before we can render our services.
• Discount and Sales Tax: Only 1 (One) Promo Discount (whenever available and applicable) per order for each customer is permitted. Sales Tax of WA State (Redmond) is applicable.
• E-Signature: Forms must be filled out, signed, and dated in order to book the service on the desired date. All client(s) need to be e-sign the contract (PDF). We are using Adobe Sign or similar e-signing facility for formality/legal reason and to protect our client and secure the booking of the shooting date and time. The down-payment is due upon signing. Any non-payment will render the contract to be voided.
• Notarization: If transaction(s) need to be notarized for any reason/request by client (i.e.: company’s requirement for audit purpose, local law, etc), the notary fee should be paid by the client and contract must be signed in front of the notary.
• Release Form & Marketing: Release form is included in each contract, and we only use the best photo/video for our portfolio gallery for marketing purposes and they will be made confidential for upholding our client’s privacy.
• Newsletters: Occasionally we might send emails to our customers about on-going promos/discounts. When this newsletter feature is enabled in future, customers may opt out of this newsletter.
• Cancellation Policy: Our cancellation policy applies to any packages. We will refund 100% the paid fee (excluding the non-refundable deposit) if cancellation is done before the shooting date. However, we cannot refund any fees if cancellation is made on the shooting date (the cancellation made after the working hours of the day prior to the shooting date is to be counted as cancellation made on the shooting date). If the customers become incapacitated, passed away or their mobility is deemed to be not feasible for the planned photo session, we will refund 100% of the paid fee (excluding the non-refundable deposit).
• Copyrights and Print Rights: We will retain copyrights of all materials produced. Packages that have prints rights included will grant customers the right to print/copy all material. (For sensitive corporate/government photo sessions, we will sign NDA and yield the copyrights to the corporation/government, remove all photos materials from our site, memory cards, online and physical storages).
• Liability and risks: By using our service, we will not be held liable for any outcome, damage, or injury to customer(s) and their conditions, venues of the photo & video shooting sessions, regardless of the cause/reason. While we put the safety of our clients as paramount, we can't predict or avoid anything during the shooting sessions. Customers must provide their own insurance. Breaks and rests time will be given upon request by the customers/our photographer(s) or whenever we deemed as necessary, regardless of the reason and time.
• Safety and Security: We will try our best efforts to document all of our photo shots activities, from entering the premises, during photo & video shots, and leaving the premise. If digital key was provided, we will not share it with other people. If other people/guests/family members/property owners are present in the property, we will only enter the property when the entrance is opened by the corresponding people. We are not responsible for actions done by other people during our photo & video shoots.
• Pets and Sensitive Objects: Any pets or sensitive objects must be told/informed to us before the shooting of the property. If we deem it’s not safe for us to proceed onto the property, we will have to ask assistance from the property owner/client to either restrain the pets or move the objects to more secure/hidden place. We can’t proceed if our photographer(s)’ safety is at risk of jeopardy/hazard. If the shoot can’t be done on the targeted date, an additional rescheduling fee of $100 must be secured to pick different date.
• Parking fees and fuel surcharge may apply for location more than 10 miles from our place in North Redmond/Woodinville and/or venues that require parking fees.
